How important is it to negotiate a commercial lease?

Looking to lease a suite at a strip mall for our small biz startup, and everything we've heard and read says to negotiate not just the lease price but also the terms within the lease. Is it really important to negotiate the lease? Can leases be altered to be fair to both parties? What types of terms and conditions should be in the lease?
