How does hiring real estate agents work?

The only thing I know about real estate agents is they help you find property and they all have different lists of what is in the area (Which is DUMB!!!!) Do I have to pay them if they don't have any houses I want? Can I just hire all the real estate companies and only pay the one that finds me a house?
